We are able to maximize the profits brought in by your estate by using social media, our extensive e-mail and contact list in addition to years of knowledge in the business. We work quickly, but are thorough and thoughtful.

  • Luby Kelley and Anna Weiss are the owners of MoModerne Design Shop as well as members of the Certified Appraisers Guild of America. They are in charge of pricing all items in the estate.

  • No, our in-home consultations are free and typically last thirty minutes to an hour.

  • Typically, we conduct two day public estate sales. depending on location and quantity of items, some sales require three or as little as one day. We also conduct on-line estate sales that run 10 days.

  • Estate sales are conducted Saturday 9-3 and Sunday 10-3.

  • Typical estate sale set up time is one to three weeks before the sale. If you opt for a complete home clean out, the estate will be empty within one week of the sale ending.

  • Our main advertising is on estatesales.net, which allows for hundreds of photos, details and map to the estate sale. Our sales get over 20,000 views per day. In addition to this, we also do extensive digital marketing for all of our sales, including email campaigns that reach over 10,000 buyers, designers and dealers. We also provide local fliers, abundant street signage, social media, and website advertising. We love social media and post regularly on Facebook and Instagram.

  • Yes, we offer online sales in the form of auctions and tag sales. Auctions are held through the leading estate liquidation site called HI-BID. All advertising is still conducted similar to an in-person sale. Just a note: In-person, public sales generate the most revenue for the client.

  • Our commission is based on each individual house with an average being 35% all inclusive of the estate sale itself. We DO offer a full cleanout of unsold items after the sale, for an extra fee. That fee is different for each home, and would be determined at the initial walkthrough.

  • We are fully licensed, bonded and insured to operate a sale within your home. Each home must be covered under its own insurance policy as well.

  • We ask that our clients already be moved out of the home before the preparation of the estate sale begins, as our team moves around and stages all items in the home.

  • We pay our clients within 7 business days of the sales end date per our estate sale contract. Typically, we mail your check within 3 business days.

  • We use a line numbering system to regulate how many people we let in at one time. This keeps order to things, and helps us control what is goin on inside the home.

  • We are happy to accommodate our clients however, we ask to limit the number of items with price restrictions (as this is our company’s area of expertise and combined knowledge). However, if there is a piece of specific significance or sentimental value we can honor a reserve price on that item.

  • We typically sell 85% of the contents of your home. However some items will remain unsold at the end of the sale. If you have decided beforehand for MoMo to remove the leftover contents, all items will be removed within a week of the end of sale, starting on Tuesday after the sale. This allows you a day to go in and retain any items you would still like before they are removed. All items are donated or disposed. You are welcome to a donation receipt upon request.

  • Usually a setup of an estate sale uncovers trash from packaging, boxes, and other items in the nooks and crannies of your home. If you have opted for MoMo to do a cleanout, the trash will all be removed. If not, it will stay on the premises.

  • We keep the house as clean as it is when we arrive for setup and it will remain as such when we leave. We do offer a detailed clean option if you need for an additional fee.

  • Yes, we do! This process can empty a house within a week without having anyone but our crew in your home. This can be a great option for condominiums, storage units, or estates with extreme time restraints. Buyouts can be a quick and easy solution for the right client.
